Hard Floor Care: Expert Answers for Facility Managers
Maintaining the structural integrity and aesthetic clarity of your floors requires more than a standard mop and bucket. From understanding the “cure time” of high-solids finishes to implementing slip-resistance protocols, we believe our clients should have all the facts. We have compiled the most frequent technical questions from property managers across Connecticut, New York, and Virginia to help you protect your facility’s most expensive assets and ensure a safe, high-performance environment for your staff and visitors.
For most corporate and retail environments, a full strip and wax is recommended once per year to remove yellowed buildup. However, we recommend a scrub and recoat every 3 to 6 months. This “top-off” process removes surface scuffs and adds a fresh wear layer, significantly extending the time between full strips and saving you money on long-term restoration.
Yes. Every finish and sealant Maintenance One applies meets or exceeds ASTM and UL standards for the Static Coefficient of Friction. We prioritize safety, particularly in entryways and healthcare settings, by using high-traction polymers that provide a brilliant shine without compromising the grip for foot traffic.
While both improve shine, they serve different purposes. Buffing is a lower-speed process (175–350 RPM) used to remove scuffs and spray-clean the floor. High-speed burnishing (1,500–3,000+ RPM) actually creates friction that “pops” the gloss and hardens the finish, making it more durable against future scratches.
The “secret” to a long-lasting floor finish is daily dust mopping and the use of neutral pH cleaners. Harsh chemicals or “all-purpose” cleaners can eat through the wax, causing it to turn dull or brittle. We provide all our janitorial clients with a specific maintenance schedule to ensure the floor’s “wet look” lasts as long as possible.
